This popular café/bar is a small family run business located in central laneway in the heart of the busy Claremont shopping and business precinct. With its central location and with plenty of close by street parking, there is a constant stream of pedestrian traffic to the business which ensures a regular supply of patrons on a daily basis.
One of the current owners was previously working as a chef in various other hospitality businesses. In November 2017 he decided he wanted to work for himself so together with a silent investor he purchased the café. Although he has only been there for a period of approximately 18 months, he is experiencing some unexpected personal issues and he cannot continue to actively contribute to the business as he originally intended. After much consideration he has reluctantly decided that the only option available to him is to sell the business now to provide him with the time he requires to deal with his personal matters.
The premises are immaculately presented with a quality fit out and which consists of :
- A well appointed quality commercial kitchen
- Front service counter with coffee and display fridges,
- Inside tables and seating,
- Exterior lane-way tables and seating to the front of the shop, and
- A rear alfresco area.
The cafe is licenced for 120 guests with cafe style seating inside. The interior is a welcoming mixture of wooden floors, warm and cosy furniture and fittings with wall art showcased for a local artist.
There are 2 outside areas. One is located in the lane-way at the side of the cafe. There is also an alfresco area at the rear of the business which allows people with pets to sit down and order food and drinks and relax in a quiet area without the distraction of the busy pedestrian activity in the lane-way.
The menu focuses on bringing fresh and exciting flavors using the best seasonal produce, offering a range of hearty flavoursome meals and also less substantial healthy food options to its customers. Uniquely the business enjoys the benefit of a liquor licence and so can provide it’s customers with a choice of alcoholic beverages to enjoy with their meal. Trading hours are currently limited to providing only breakfast and lunch which are served 6 days of the week. The café is closed on Sundays
Because of a long-standing reputation for good food and friendly service, a welcoming relaxed atmosphere and its busy central location, advertising and marketing are not central to the success of the business. The website is the primary advertising source which together with pedestrian traffic, and word of mouth recommendations provides a solid repeat customer base..
As explained above after all of the commitment and hard work that he has put into the business the owner has now reluctantly decided to sell due to genuine personal reasons. A buyer of the business will inherit the benefit of the refit and the hard work which has gone into growing the business.
Despite the growth and success of the business there remains further potential and opportunities for a hands on motivated owner or couple to further increase revenue by extending the existing minimal trading hours.
